THE PROCESS
Briefing We take a full brief from our clients to ensure that we fully develop their ideas and needs. Walk through the sites take measurements and pictures. Study architectural plans where provided or work with our own architectural associates to produce full package of documents for planning and conservations authorities. Concept This stage involves research studying comparable properties to ensure the design we produce for each project has relevance to property values in their area. We then fully develop the early concepts and layouts with options, initially these are hand drawn layout plans and elevations, the purpose of this is to fully understand the space and its potential. This stage is followed by the production of CAD drawings. Once we are satisfied with the design we prepare a working budget. The concept package will then be presented to our clients for further discussion and approval. Development Upon receiving client approval the next stage is to incorporate all changes to the design and then produce a full working package of all drawings and specification for construction. These include layouts, elevations, ceiling plans, electrical and plumbing plans, with full specifications and estimates obtained from suppliers, and documentation for contractors and manufactures. We produce finishes and FF&E boards for client's reference. Project Management We believe that the absolute success of a project depends on our involvement from Conception to Inception to Completion, therefore it is essential that we are involved in all aspects of the final build stage to prevent any misinterpretation of the design and ensure that any on site decisions are able to be taken immediately with full client's knowledge and approval. Often on site conditions require a variation to the design to incorporate as built conditions so with regular contact with the contractors and site visits we are able to ensure that changes are made quickly and efficiently without causing delays and unforeseen costs. We attend the sites weekly or when required on a daily basis and work closely with the build team and the suppliers to approve all shop drawings and progress with the client. Final Stage - Final Day When the building stage is complete we are then on site to ensure cleaning and dressing is done to clients satisfaction. We know we have done a good job when our client's see the finished project, dressed and clean and it exceeds all their expectations. That is our job and we love it.
